My husband,self and children live in the Houston area in a crappy apt I will not name. Are there any agencies or programs that will help low income families afford a home according to yearly income. Only serious replys

Check with your local department of health and human resources department. They will help you provided that you follow their income guidelines.

You might also be entitled to food stamps and medical benefits.

Where I live section 8 has a homebuyers program, but you have to be part of section 8, but if your city has any help centers like community action agency. They have a homebuyers program you can check. I can’t remember what the qualifying for it is? We didn't qualify because we are blacklisted at the bank they get the help from. Now if you wait till tax time you might have better luck. That’s we are going to do. See if you can find a house where the owner will carry the mortgage. Or a program that allows you to fix it us type program. Those types have low cost houses so that what you save can go to fixing it up. Don’t miss a payment though or the person can still kick you out. Don’t get pulled into the foreclosure scams. Look even in penny saver magazines. Depending on where you can find a house is also the way they decide how much down payment assistance you qualify for. Look into a budget class to help. When you search see if your car insurance agent deals with homeowners insurance. They should have a list of what to watch for the save on homeowners insurance. Do not allow them to only give you 80% coverage demand 100 percent because of the cost of building materials per square foot costs. Get a fixed rate so they can never raise your payments. Shop around at many banks to see what you would qualify for. DO NOT fill out allot of credit pulling directions each time you get your credit pulled and you get denied it goes on your record and reduces your credit score. Send money yourself to the 3 major credit places to see what you need to clear off your credit, work on that. It helps you either way. If you buy a house and have medical bills careful the medical bill company can put a lean on your house. My husband only makes 19,000 a year currently and we qualify for 60,000.00, at a 676 credit score.

WIC will help with food, if youR kids are young enough. There is low income housing all over town, but most are kinda scary. Try up north (1960 and 45 area). I know there are a few apts on Airtex that seem nice, I tried, but we don't qualify. (DAMMIT!) Stay out of Greenspoint though, lots of section 8, but lots of crime too.

FHA helps out low income families. My mother in law got what they call a starter home. It's really nice. You should look into it.

you have to look up FHA loans. Each state has different agencies within them, but the Federal Housing Authority is national.
