I'm tired of hearing how it gets homes and apartments rented better. It has made me almost hate white. I like color and expression in a room. I feel more alive when the room has color and a theme, clean lines and a few incidental items. What is wrong with letting tenants paint, as long as it's nothing dark that is hard to cover? It should just be a given that each new tenant will adjust the space to suit their personality.

We dont restrict our tenants from painting rooms colors they like.. but we always paint them back to white before new tenants move in. It sucks though, having to go in and paint a room back to white, when it has been painted green.. I prefer color too.. Just hate painting things up clean again, after others. Sucks

White paint is used because it is the empty...If the place was painted bright energy color, most ppl will not agree with it. So white is used to keep it empty and work with everyone who will move in and out. Now some landlords will agree that u can paint ur place the way u want if u have sign an agreement on the terms that u will repaint the place to oringal color bfor u move out. Correctly...useing a primer over the color walls to get the color even and properly. If not ur deposit will be with held for the repainting or the apartment to restore back to the way u recieve the place. Like i said, work on an agreement with ur landlord on those terms.

Some Landlords will let you paint with showing them a sample of the color and a written promise to paint over it before you move out, returning it to white.

But if your landlord still wont, I suggest buying a piece of material the size of the wall you want covered. You can use curtain rods that don't leave any larger hole than what is left when pictures are hung. In this way, when you move again, you haven't lost anything, and can take it with you for your next home.

If you can't afford the cost of the material for the whole wall, then buy "foam Core board" from any craft store, in three large sizes. Then attach the material to the foam core board, and hang like pictures on the wall. This gives more impact than even paint can. No muss, no fuss!

I am a landlord...I paint white because it goes with every color compliment...so if one person has a green couch and another a violet one, they can live with the white. Many don't want to paint when they move in . My tenants can paint any color they want after they move in but have to agree to paint again white when they move out. Some tenants you don't want painting as they really have no idea how to save the woodwork or carpeting or wood floors and make it worse...Also many times white goes good with their minds (EMPTY) or they would be saving to buy their own home.

A good reason to use white paint, is you can go to any hardware store and buy it and it will match. Coloras can be very difficult to match depending on type and brand of paint and whether the paint mixer has any clue of what they are doing. As a landlord myself, white paint is just easier to use for this reason alone. I don't have to worry about trying to find the right brand and color. I can just touch up spots with new paint.

I would let my tenent paint if they wanted, but they would have to paint it back to white before I showed it again. One reason for this is that I have walked into plenty of homes and thought "I would never paint a wall that color." If the prospective renter doesn't like your coloras, they won't rent. No one who rents complains about white walls.

I am in absolute agreement with you. 100%. There are some dwellings that you are allowed to paint. I believe the reason landlords use white paint is
1. User friendly.
2. White paint shows dirt and they can charge you to paint over once you leave and keep your deposit.
As ridiculous as this might sound, why should they be allowed to charge you to repaint the apartment once you leave? They are going to do that anyway. I am not saying all landlords do that, but a lot of them sure do.

probably because it makes the place look clean and refreshed for the next tenant. I think landlords will let you paint a color as long as you return it to white apon moving.

You can paint while you live there - but just paint it back white before you move out. I've always allowed my tenant's to do this.

My theory, correct or not, is that they know you will end up either marking it up really bad, or painting over it.

Either way, they're getting a big chunk of your deposit out of it, probably more than it's worth to buy white paint and pay a few illegal workers to paint over the 7 layers of previous paint.

Enough said!

Custom paints are all made by adding pigments to white base paint. That means a lot of white, which makes it cheaper. Cheap is good.
