Just lower your price. Try to sell the st joseph and reduce the price by the amount you get for the item. Also, sell your feng shui books and reduce the price or start marketing to those that practice feng shui.

I'm not exactly certain what your question is, but I think you're wondering how to go about selling your house. You should contact a Professional Home Stager in your area. It costs less to hire a home stager than to take a price cut on the price you are selling for.
