You can usually get the deed immediately, however, it can depend on the state and county, Check on the "right of redemption" before you buy. This allows the previous owner the right, over a period of time - one or two years in some states, to reclaim the property. However, they would have to pay you for any expenses you paid for the taxes etc, but not necessarily all the money you used for any improvements. The county clerk's office should answer the question for you.
