I agree with D Shim. I would add that the hotel has to be quiet, at least where the guest rooms are. Keep in mind that not all hotel guests are there on vacation. Some are on business or other reasons.
I had an experience with a hotel recently that was less than ideal. It was August in Florida, and I was already tired and too warm when I got to my hotel room. The air conditioning wasn't set to a good temp when I got into the room, so I had to wait a while for the room to cool off. I was making the trip for a business meeting, so I didn't need the added stress of being too hot on top of it. It was a minor problem, but a good one to avoid.
The hotel DID have a bottle of water on the table for me to drink as soon as I got to my room, which was really nice.
The hotels I have stayed at recently have breakfast room service that can be ordered the night before . This is really helpful when you have early morning business meetings. However, room service didn't start until 6, and it would have been nice if they started at 5:30, so I would have had plenty of time to get to my meeting.
Another thing that would be helpful, especially if liquids are not allowed on planes, would be a range of hair care products available in the hotel.

I think a good hotel should have a hot tub, pool, sauna, fitness room, gift shop, restaurant, be clean and modern and be near local amenities. That is what I look for in a hotel room, I want to be close enough so that I can walk where ever I am going.

I believe that clean surroundings, location in a safe area, full amenities such as a health club, restaurants, pool, free breakfast/brunch, daily newspapers and snacks, coffee maker, hair dryer and iron in-room. Also if the property is close to area attractions and is family/kid friendly, that would be a plus.
