I have a commerical setup on Hennur -Kothanur main road,
which I propose to let out on least t o a banking institution.

I feel that the area is suitable for the same since the nearest bank is 3 k.m.s away ,a nd the area is fast developing. Moreover
there is an apartment complex just behind my premises housing 250 flats, which is almost ready for occupation. Therefore I feel
it is an location best suited for any nationalised bank/ private bank
or any big time supermarket.

No commercial bank, at least not the nationalised ones, deals on a one to one basis. Your best bet would be to visit websites of commercial banks and look under 'Notices/Tenders" whether the bank has issued notice seeking premises in the area in which your property is situated. Alternatively, you can issue a newspaper ad of your own in a paper circulation all over Karnataka, announcing availability of premises for commercial bank's branch.

There will be regular ads coming in the news papers from established banks or commercial institutions looking out for space.
First thing you should do is put a to - let sign board in front of your property indicating the area you wish to rent out
When you come across some interesting enquiries then you can take the legal opinion on the contents of the agreement document.
When you let out your property to any banks or institutions two things you can rest assured.
01-- Your monthly rent is assured like a clock work
02-- They would not be vacating your place may be in the next 10 years to come.
Dealing with institutions is time consuming and slow ( of course if they are in a hurry it is different matter all together) but it is worth.

You have to prepare a offer letter andsend to local banks.

In fact I am from North India. I donot know where your place is. Is it in main town or suburb?

I suggest you to approach
office of regional /zonal office of bank in your district or state.

Every district of India is alloted to a specified bank for monitoring. The identified bank is called Lead Bank. The Lead Bank of your district will be more interested in your proposal. Please find out which bank is lead bank in your place and you must approach them at least.
