If you are using it as an adjective before the noun, it would be hyphenated.

Example: It was a best-selling novel.

However, since most people who write ads or signs for books and booskstores aren't grammar purists, you'll often see it written as a compound word without a hyphen or a space between the words.

technically it should be "best selling" because there is no hyphen between an adverb ("best") and a verb ("selling").
