I would research the weather patterns for say, the last 10-30 years; check with neighbors on flooding issues or other unique factors (brush fires, tornado's, hurricanes), see if local insurance companies WON'T cover certain things and why; Is there already lines in for gas, water, electric; if not, who's responsible for putting them in and how much $$$; See if you can spend a few nights in the house to get a feel for it.

You need to consider the following:
If you have children, Schools that are in the area.
The general area, is the neighborhood low or high crime?
Does the land flood?
Termite damage in the home if it is older. You can look for trails, OR if you love the home, have it professionally inspected.
Job proximity. I drive 30 miles one way, 60 a day. I live where the public schools are outstanding, crime is VERY VERY low, and I live in flood zone X, meaning no flooding. My property value has doubled in three years due to Katrina (I had no damage and live 90 miles from New Orleans). I am not trying to toot a horn, I just got lucky! I now know what to look for. I dont like driving the 60 miles a day, but I only work 4 days a week at most. Consider the things listed. Also look at the plumbing, electrical and Air Conditioning systems.

First thing that I would do after deciding what type of house and whether or not I want city,lake,or country type settings is check with the Local Police Department for what type of crime rate the area has(this is public record).Then ask local realator where to get the best info.about the town and surrounding areas.Third I'd check out schools and churches,etc.

Depends on what you like, whether you're a city person or a rural person, and whether you are a paper workaholic, a computer worker with a home office, or a person in medicine or like horses and farm, or a constant flyer. Depends if you want to be near the school, church or office, relatives, the beach, etc.

answer certain question pertaining to you personal life such as: Do you have children/ if so what are the schools credentials are they consider high education facilities? What are the distant from home. consider transportation modes. How do you fit into the income bracket and concerns of others that live in a particular neighborhood. "Like" is very important. please place yourself in a favorable surrounding like your own interest. Just remember "Birds of a feather flock together"

you should ask a real estate agent for help. they are experts in the areas they work in and know all about the local community/ammenities/schools/job market/weather etc. there are a bunch of good agents at http://www.idxbroker.com/news/256_IDX,_Inc._Introduces.php
