i live in a mobilhome court we have written rules and everyone was given a copy of these rules how ever when the owner changes any rules and informs everyone here on the changes it's always done verbal nothing in writting and at times he uses the on sight manager to inform all of changes verbal is this legal i live in the state of iowa

Your state and perhaps local jurisdiction has rules that apply to renters and mobile homes. In general the only rules that are enforceable are those in writing with advanced notice. There may be any number of requirements to change the rules based on your rental contract. You may wish to contact a Legal Aide group in you area. You can normally find them in the phone book. Most areas have commissions or some agency that specifically helps mobil home space renters.

All rules must be in writing, And residents given 30 days notice before the rule change takes effect.

Generally, the point of written rules is the make sure that there is a baseline if a dispute arises. But as long as you've been told about the rules, and as long as you have access to a written copy, then you are considered to be on notice of the rules and bound by them.

Just remember this one little thing...if you ever have to take your landlord to court over anything, especially changes to your contract and the rules in your lease, then if it's not in writing, it doesn't exist. It's just his word against yours and will be very hard to prove. And typically, any changes to rules must be in writing, and given to all tenants.

hmmm.. i keep writing and deleting.. good luck with it.. if you are on a lease, he cant do it though, because you agreed to those terms for that ammount of time.. not much else
