Honesty: No matter how bad a problem gets, you need to be honest with one another, and how you feel. If you just work through things, they always end up better.

Respect: You need to respect one another, and never get jealous of each others achievements or aspirations. You need to never talk down to one another, or regard yourself any better as the other.

Time: Most relationships end because people don't commit their time to it. (I read somewhere at least 15 minutes a day with your lover/spouse is enough to keep a relationship going.) This does not mean spending your time with other people, or only seeing each other as you get ready. This means one on one time.

Empathy: Understand where your lover is coming from. Often, they will come to you for support or relief, and you need to be there for him or her.

History: Odd one to say, but I think what cements a relationship more is the history you share with them. If you ever need to feel more connected to a person, look at where you've been with them and look at where you are now.

Three: passion, intimacy & commitment. Everything else is superfluous and can be reduced to these three. Look up Robert Sternberg, he's written a lot on this.
