I want private land, about 5 or 10 acres.

I want trees and a smaller town, but I like a Wal Mart somewhere around....

I don't want snow, but I want a little rain and green grass and tress.

Parkersburg WV - 2 WalMarts, small town, hasn't snowed (except a few flakes, and one time just enough to cover grass) since about 1998

Mississippi.....the property sells for less there than anywhere and taxes run about $2.00/acre for unimproved land and about the same with "homestead exemption" if you live on it. You can buy for around $1500.00 per acre in small tracts ant the price will drop with the larger tracts. Fair warning, I hope you are retired or with a guaranteed income for there is little industry here and decent paying jobs are few and far between. I live 35 miles from a Wal-Mart in a national forest and feel it is the next thing to heaven!
