This is the absolute best I can do in explaining this (and believe me I have tried over 10 years to find a good way... so I hope this works!)

Su and sus means his/hers/theirs

Use su if he or she or they own ONE thing.

You want to say his dog: SU perro (because there is only 1 dog).
Her house: SU casa (because she has only one).
Their car: SU coche (because they have only 1).

Use sus if he or she or they have TWO of something.

His shoes: SUS zapatos (he has 2).
Her pants: SUS pantalones (pants is plural).
Their cars: SUS coches (because they have 2).

Basically su + the thing with no s
and sus + the thing with an s

If the thing they own has an "s" then so does su; it becomes sus.

Hope this helps!

Use sus when you're talking about something plural, and use su when you're talking about a single item. Easy peasy lemon squeezy!
