I'm attending a meeting later this month and need some ideas to put to the Commitee---hate the term--- about.

County Growth for the next 15 to 20 years
Infrastructure
Land - water -sewer issues
Transportation
Zoning -- None exist

The county I live in is unique in that the population has grown 11% since 2000, per stats, and is growing by leaps and bounds that the government is blind to. We are a shopping hub and draw from 3 states on the weekends and our population is bursting at the seams. I need some help with ideas on how to control growth and still let my neighbors live without the tax base ballooning to such an extent they can't afford to pay their taxes and are forced to sell. I've seen it happen!

First and foremost there has to be a master plan.I'm in NJ and it is required of each municipality. Farm land must be preserved,along with open space(parks,ball fields and other recreation areas).From the center of your business district you move out into the community in concentric circles deciding how dense you want your population.
High-Apartments and Condos (8 unitis to an ac er) Medium - 2 Family or single Family on an ac er Low 1Family on 2,3,10 acres etc.We also have Mt. Laural to deal with, for every 15 houses built at market price several affordable homes have to built. High and Med units usually have sewer and water while low can have wells and septic.This is the best I can do not knowing your community but you can email if you have any more questions.

If you want to stop growth. Bring in a union! for all jobs or start a toll way. jack up the cost of public transportation, then offer a low cost bus pass. Last offer the 3 Governors a cut to get your zones as you want them. contract the zones for only ten years, Subject to a vote for change at the end.
