A walk-in is an okay idea, but if the room you are remodelling is large enough, it would be worth turning it into an en-suite bathroom or shower room. Look around and get some quotes, but an extra bathroom would potentially add a couple of thousands to your home. It is, after all, still a room. Losing the room to become a closet wouldn't increase the value by as much, and may even decrease it. Hope this helps.

It depends on lots of things.
For instance, do you already have a large living area? Plenty of bedrooms? If you eliminate a small bedroom for a lavish walk in and you only can list your house as having 2 bedrooms you are probably decreasing the property. If you can still list 3 or 4 bedrooms you are probably OK. (remember a bedroom has to have egress...so you can't put walls up in a basement and call it a bedroom.
Also, make sure you are doing this in a house that is in an area where you might find a walk in closet of such nature. If you are fabricating a wonderful area master bedroom situation in a low income neighborhood the improvement will do you no good.
However, if you are doing it for yourself and your family to enjoy...who cares right?

An entire room? If your home is 5,000 square feet or more it would probably be fine, but in an average home it would seem way out of proportion. Walk-in closets are well liked, so it will add to the value of the home as long as you are not sacrificing another important room for the closet.

It could possibly be an added benefit to the 'clotheshorse' buyer, and would neither increase/decrease your home value. If you have an 'upscale home' for your area, and will still have at least 3 bedrooms, a lavish walk-in might be nice, but never essential for your sale.

Getting the permits will be tough. Without permits it is not legally a room and not included in square footage and you generally have to covert it back in order to change title. Hopefully you had inspections of your electrical and insulation when you drywalled the 3 walls. Although the extra square footage adds value, loosing the garage makes it a very hard to sell and will decrease some of the value. You are much better off just adding square footage and keeping the garage.

A house's value is generally determined on the useable "living" area. If you are thinking of remodeling, and losing a bedroom, then you are going to lose value in the home by turning it into a closet.

Depends on the buyer and their needs. If they like the house, but would rather have the extra bedroom, make sure it can be easilly converted to the original room. Remember, almost everyone wants a 3 bedroom house. Something to consider. Good luck.

Yes, it would lessen your living space. But, if you have more bedrooms than anyone else in your neighborhood, I feel it could be an attractive feature to a potential buyer. Because it's usually women who pick the house, this could help move the house quickly.

It will most likely diminish it unless the house has many rooms as is. when buying a house most people are looking for how many rooms not how many closets! ya know!

it will be a big improvement if thats what you want. when you go to sale it they can use it for anything else.go ahead and enjoy your dream closet just think of how much more it will be worth to you
