i have to move, no matter what, i cannot afford to hold 2 mortgages. please help.

Doesn't the military handle these things for you? Talk to your orderly room.

I feel your pain. My hubby is in Iraq,and we have to move as well. The home is only one year old built new,and we decided to do that because we were told this was our last move before he retires in a few short years. What we are going to do is lease it out with one year leases,and be sure to take a HUGE deposit to cover anything needed just in case. {like one month rent and a half} Take the contract to a Lawyer on base, have him look it over,or even draw up a good lease that protects your butt. You maybe able to lease it and make money on it monthly. Then if you want to buy another home,you can claim it as earned income property,and get a new loan for the home you want. When you build up alot of equity,then try to sell later. Lease to people you know,and do a background check. You can put for sale by owner/or lease in the paper when advertising. Maybe you will get lucky and work out a deal.

there are no programs offered by the military. Your bestbet is to hire a renatl management compnay and have them handle everything with regards to renting/leasing the home for you. Be sure and set the rent high enough that it covers the mortgage as well as the fees the management company charges.

This happened to me one time, and we could NOT get rid of the first house. I ended up renting it out for a couple years. But that was a nightmare because the renter never paid on time, and we had lots of troubles with him. Then we ended up selling at a loss later anyway. Wish we had sold at a loss in the beginning and avoided the problems.

There should be a relocation company in your area that can help market your home. They will, of course, receive a fee after the home is sold. The good thing about relocation companies is that most of them will buy the home after an agreed upon amount of time has passed and the home has not sold. I hope your move is a smooth one! When you move, live on base until you get your house sold. Or rent it out.

I understand! Maybe if you can't sell it, you might lease it. Then sell it as an investment property.
