The estate agent we have has not even sent anybody round to see it in a month, what do we do. I don't mind if someone comes round and doesn't like it, but having no-one round at all!! I know everyone will say change agents, but any other suggestions.

we s had our house on market for like 6 months, explained t othe new one that we were changing for this reason and it was sold in a week!! We checked our local area to see which company had the most sold signs and used them

You and your agent are supposed to be partners in this endeavor. Get on the phone and confer with your partner. Tell your agent you are not happy. Real estate agents have a corner on the market of potential customers so I wouldn't suggest that you go the "for sale by owner route." Keep in mind that the market has slowed. Maybe you need to make the house stand out is some way.

You could withdraw the house from the Agent and advertise on the internet or the local paper,or any local property papers.

Both you and the buyer will make a saving this way in not giving a percentage to an estate agent.

BBCAmerica used to feature a program called House Doctor, a show about how to rearrange furniture, clean and prep a home for sale. Maybe your agent doesn't show your home because it doesn't pay the agent to do so. If you have a home ready to sell, agents will bring their clients to you but if the place says "you can't sell this and won't make a dime" to an agent, imagine what it says to potential buyers.
Ask the agent if there is something yhou can do to make your home more marketable. It isn't the agent's job to get rid of dog smell or clutter or dreary colors on walls. Talk about what you need to do to SELL.
There are programs on A&E and hgtv called sell this house and designed to sell. look in on those sights and find out what buyers want.

make sure the estate agent is doing his job properly.
either it's being marketed at the wrong price or something else. they generally give you a high estimate so they get your business over other agents but once they market it at that price no one is interested.
the photos they have might be shocking. make sure you have checked them and decided what features you'd like to show.
it'll probably pick up around now anyway as the kids are back at school and everyones back from holidays. everything has a selling season these days.

Maybe it would be a good idea to change your estate agent, but I have notice the market has gone slow again. I have seen really houses near me that have had flag boards up for ages .

Kinda like changing estate agents, but get more estate agents, theres nothing to stop you from getting more than one, or just try to drop hints to your current one that you'll be changing, that will get them worried about their fee, and they'll start sending people round.

Agents are a scam. 5% for what? They just sit around on their cans and wait for people to come to them. On the flip side, your asking price could just be so high noone is even interested in looking. You need to motivate your agent. Don't just accept the numbers they sell you. They work for you. You tell them what you need, and if they can't do better than they are... well you know what to do already.

Try putting the heat on your agent. Suggest an open house or other forms of advertising.

ok, the obvious answer is change agents, or put it on with a second agent (mostly the commision goes up with "multiple agents")
you can try advertising privately, but check your contract with the agent first
maybe the asking price is too high
