Be honest, be firm, and leave no room for negotiation.

Do it in person, and stand your ground no matter what he does.

Don't say "I don't see this working out right now," because he'll think it will work out later. You just have to be honest with him; after 2 years, he deserves that, right?

Unless he cheated on you or did something bad.
