I kid you not. My in-laws are putting their house up and heard that a statue of a particular saint on your front lawn helps you get a better price. They want to know which saint's statue to purchase.

Tactics range from employing "staging" experts who rearrange the interior of the house to hiring a feng shui specialist for guidance on improving energy flow inside the home to invoking the help of St. Joseph. And then there are the psychics.

While the value of these strategies may be a matter of debate, they've at least increased business for the providers of such niche services.

StJosephStatue.com is a Modesto, Calif., vendor of figurines said to expedite the sale of a home and often for more than the initial asking price. Sales have risen 50 percent in the last year, according to founder Phil Cates. Cates, a former mortgage broker, started the statue company in 1991.

Traditionally known as the patron saint of family and carpentry, St. Joseph is the modern era's patron saint of real estate for Catholics and non-Catholics alike. Legend has it that in the 1700s, nuns in Europe would bury medals of St. Joseph in hopes that he would bless them with land for their convents.

About 50 years ago, word reached the North American continent that burying an upside down statue of the saint in the front yard next to the "for sale" sign would bring good luck in selling a house. StJosephStatue.com sells its kits -- complete with statue and protective burial bag -- for $9.95.

Bubba, this is supposed to work:

A statue of St. Joseph, planted upside down, exactly 12 inches underground, near the 'for sale' sign. Do not disinter until the deal is closed.

(When I sold my last house, I had the bread maker timed to be in the baking phase during the open house, got rid of every bit of clutter, & all family photos. This, I think, is probably more efficient than a statue of St. Joe, but I guess it doesn't hurt to try.)

Uh - the patron saint who sold my house was known as a real estate agent. I'm Catholic, but I think you're in-laws are a bit off the wall.

It's supposed to be St. Joseph, stepfather of Jesus, patron of those who work with their hands.
A better trick is to warm up Cinnamon buns in the oven. Cinnamon is supposed to make it "smell like home."
