how about neither, ghosts don't exist, and demon definitely don't exist as real entities. Even if a ghost did exist though, why would a demon bother disguising itself as a ghost? Wouldn't it make more sense for a demon to disguise itself as a person? Or how about a fairy, or a unicorn, or as a space alien, or as a competent president, since we're so ready to believe in mythical creatures?

That's a great question. I can tell you my opinion, but there is a different question behind the question.
How do you tell what the fundamental nature of something, lets call it a "ghost" or "spirit", whatever that means?
a) The question presupposes that they are legitimate phenomena. To ask an either-or, they must actually exist. Nothing unreal exists. If there is no such thing as either a dead person, or a demon, then the question is meaningless, and any answer is meaningless.
b) The question presupposes that they are a measurable phenomena. If the phenomena of "spirit" are decoupled to matter in the form of mass or energy, that is to say if spirit is something entirely different from and unconnected to those two, then even if they actually exist, nothing authoritative about the nature of either can be determined. To be measurable, they must be somehow detectable by physical instrumentality.
c) The question presupposes that authoritative information can be determined about the nature. Real, coupled things exist that are called black holes. They interact, but a good part of their nature, especially the part beyond the schwartzchild radius, are untestable, and therefore authoritative statements based on empirical data are meaningless. Until a probe gets in, tests it, then communicates the information back out, authoritative statements can not be made.
d) The question also presupposes a lack of deception, even if a) through c) are met. If there is an intelligence interfering with the flow of information, then even if the phenomena is real, interacts with matter, and is measurable the authoritative statements can not yet be made.
To answer the question presupposes that someone has somehow been able to answer a) through d).
Its remarkably hard for someone to prove that some "dead person" they saw was not really an idea projected by a "cthulu"-like being. They would have to have some reliable way of being fundamental greater than and dominating the "cthulu".
If you mean a biblical demon, its a cthulu-like being. These are fallen angels. According to the bible one fallen angel in one day killed an entire army of 186,000 human warriors. They can travel instantaneously over large distances carrying passengers, they can fully interact with and control human minds, bodies, & hearts of individuals or groups. They apparently have significant influence over long-term human affairs including formation and prosperity of nations. The gospels assert that all the kingdoms and the glory of the human the world is under their domination. The bible says they saw the acticulations of the creation of the entire universe and shouted for joy. If the time-scales of the universe that are indicated by nuclear science are to be believed, the universe has been around for about 15 billion years, and the earth for about 5 billion years. So this being can clearly remember either a 5 billion or 15 billion year span of time. Furthermore the earth was not the first thing created, even by the biblical account, so these things depend on no physical matter for life, and can either travel interstellar, intergalactic or interdimensionally at will.
So what you really are asking a human being to speak authoritatively about is whether an a) real, b) physicaly coupled, c) measurable phenomena called "ghost real dead people" is somehow a component of a living human being that exists after the medical body dies, or if it is the result of a machination of a cthulu-like being.
That has some pretty stiff requirements of an authoritative answer-er including that they can pierce the intentional lie & power of a cthulu-like being.
Thats a big question, and an authoritative answerer would have to be a big answerer. I have known of people who had demon guardians that could (and did) violently throw living human beings bodies across large rooms. I have known of people who saw future events, or healed people, through similar such means. I never knew a single human who could put himself on the moon, much less survive without physical means. (There is a great truism that says, whenever you start thinking you are God, you should try to walk on water to remind yourself you are not.) I never knew a single human being who could at will transport themselves over interstellar or intergalactic distance, or interdimensionally.
If you are going to trust someone who is speaking "authoritatively" about "demons" and they are talking about biblical demons they either need to be a very serious prophet of the most high God, OR they need to be able to transport themselves intergalactically or interdimensionally at will, with no physical articulations fully understand and dominate the mind, body, and heart of billions of people, and be able to take-on and kill an army of 186,000 trained warriors by themselves in one night. If they cant do that then they arent even equal to the beings about which they are claiming to have authoritative information. If they can do that, they could force you to trust them even if you otherwise wouldnt, so you have to wonder what they are doing, and because they are human, you know you cant always perfectly trust their motives.
My personal experience of "dead people" is that they are demons, whose goal is to maximize destruction in the world. They buy your heart until they own it, then they spend it in cruel optimal hurt to everyone around you that they can. When they are done with you they eat you. God, yes the God of the bible, can save you at any point, but thats his choice. Those things can be dominated by him, so if you cant dominate them, you certainly cant dominate him, and force him to save you from that folly.
Its my experience that God of the bible, in the bible gives guidance for the most healthy, most fulfilling way of living. It provides a way out from under the domination of the darkness into a totally new universe that is currently coexisting with this one, but is unaccessable to those beings. When their judment comes and their world is reduced to a fire meant to utterly destroy eternal beings, the kingdom of God will not taste that.. it will be separated out and given a much more glorious much more awesome new future. I rejoice that though we live in a darkness dominated world, we will come to live in a darkness-free world.

The first option.
Because I don't believe in demons.
They don't exist.
But I believe ghosts exist in some way, shape, or form.
Energy is like water, it never really goes anywhere, just changes its form. When you boil water it turns into steam, for example. But that's just my beliefs. xD
