I am planning on selling my home and I need to take out my icky carpet. My question is, would it be more practical for real estate needs to do Hardwood floors or Tile throughout? I only have a $3000.00 budget for my floors and my house is 1668 sq. ft. I think I am going to use it through the bedrooms too, I can just lay a big area rug down. I am just trying to maximize my property to sell so I can move out of state, and I really want to keep it cheap, but not cheap looking. Any suggestions?

most people who view a house for the purpose of buying it will be scared off if they see a cold tiled floor...a timber floor ( any type) is much warmer under foot and warmer generally, most people will only have tiles in a kitchen or utility room, laminates are a quick fix, but totally impractical if there is lots of traffic over it (kids , pets etc)..but will look much better than tiles to someone looking to buy the house...just ensure to get someone competent to do the job...a badly laid laminate floor will make people think that the rest of the house is in bad shape too..best of luck in your new home!!

I would do hardwood in the living areas and maybe leave the carpet in the bedrooms. Hardwood is a great selling feature but your budget will not allow the whole house. I would not use the laminate flooring, which I think tends to look cheap(it is imitation after all)

Take up the carpet. If the floors are good underneath, the simply varnish them..(providing you have hardwood under it already, if not, then put some cheap tiles down that you peel and stick).


Bedrooms you can get cheap rugs at lowes, 9X12 or so, for a 100 bucks or so.

Also, if you have a huge room, I would get two of these rugs and get some double stick tape. Cut the rug to the dimension of the room, and double stick tape it where the two carpets need to meet, (if you cant get the carpet to be large enough for the room).

Define 'tile',, are you talking about square tiles or ceramic tile?
For cost verses value the hardwood floors would be a very good choice. I don't think you could get very far with the budget using ceramic tiles, unless you use them as accent areas like at the front and back doors to the house. Or using them in the bathroom. But hardwood floors are big attractants for home buyers.

Laminated wood floors are an inexpensive choice and in my opinion, a better choice. Tile floor are nice but not eveyone likes them. Things break if you drop something. The tiles can crack, they can be cold and someone with children would probably choose the wood flooring. They have some beautiful laminated wood floors. Plus, if the people buying your home decide to install carpeting, they can install it over the wood floors with ease and then when they sell it, having wood floors below the carpeting will be a selling point for them.

Hardwood and tile are both expensive. First find out what's under the existing carpet. Keep in mind that, unless you plan to do the installation yourself, installers charge about $5 per sq. foot.

Install Laminate flooring for about 1.68 a square foot if you do it yourself. It has the looks of wood and the durability that comes with an engineered product. I got mine at Costco and it was pretty easy to install. The hardest part of the job was removing the carpet, underlayment, tack strips and staples and glue. It comes in three colors and snaps together with no glue or nails.

You won't cover all that floor with hardwood for 3000 bucks. You could probably get pergo on that budget, it looks like wood but it is a floating floor.

The guy "yes it's me" is right. you can buy a laminate flooring like Pergo that looks just like hardwood floor, but more inexpensively and considered by many easier to care for.

I would go with hardwood, tile is so cold. More persons like hardwood throughout than tile.
