am considering buying a property in phuket (thailand) for personal use and investment. its could be an empty lot, a house, or an apartment. any advice on that matter would be great.

Watch out - there are too many sharks in this business over here (i got bitten twice)! Stay as long as possible in Phuket in order to check out as many objects as possible. Quite a good web site is siam-real-estate. Good luck with your search.

Real Estate here can be tricky -- I assume you know the basics about not being able to purchase in your name if you are not a Thai national.. best advice is to take your time, shop around a bit - visit some real estate agents there but know pricing well before you buy - - this is not a good place for impulse purchases.. Make sure the land has a "chanote" or deed that will be transferred.. make sure you go on your own as the taxi driver might want a commission too.. - in other words - - do some homework.. if you need more advice, feel free to contact me.. but simple rules of common sense and biz apply - - know your stuff..
