I live in a duplex so they are the only neighbors attached to me, so loud last night..but I managed to ignore it, I did have to tell them to be quiet Friday night and I did not feel like getting out of bed to do it again, so we wake up this morning to the back patio area being trashed..and the privacy fence that was there is in pieces now..puke in the driveway, I mean come on, we have 2 kids and I have told them all of this before..so do you think it is wrong or ok to call the landlord on this.

you would be MORE THAN right to do so! I mean they don't respect you, why would you care about them???

Looks like you have three options. You could pick up(borrow, rent or buy) some of the loudest power tools like a skill saw and make sure you have them running off and on for about two hours...about two hours after the party settles down, so from 5 am to about 7 am(likely leaving the kids at moms or a relatives for the evening). OR You could mention to your neighbor that the next time they decide to pull an all nighter you WILL be pulling an all morning with an equal amount of noise when they are trying to sleep(this of course after one last attempt to reason with them on how disturbing and how being completely thoughtless their behavior is to you). Or you can mention to them that you are going to write a formal complaint to your landlord and ask that the landlord follow up with a written response to you after he has dealt with this issue with the tenants Something is more likely to be done if you put it in writing right from the start. Good Luck

OF course you should call the landlord as they have dammaged your property (the privacy fence) especially if he owns the other duplex. You should also call the police and should have done so the night before. You did your job a s a good neighbor to ask them to quiet down. If they refused you should have protected your children and brought in the Police. You need to call the landlord or you can be held liable for the fence dammage.

Call the landlord first so they cannot hold u responsible for all the damages being done by your rowdy neighbors. Then call the police. You can tell them that you live across the street or something. You dont have to give your actual address. Just tell them about all the noise coming from the duplex.
Good luck!! I really feel for you. Been thru the same situation before.

Most communities have a noise ordinance,as you warned your neighbors Friday, simply call the police,if that s not possible, then do call your landlord, and next morning after the party start hammering nails with loud music at 8 am,you will get the ayeholes attention!

I think it was wrong to not call before now! You also need to let your landlord know you have grounds to break the lease for your kids' safety if they turn a blind eye!!! Begin calling the police to make an anonymous report every time there is a lot of noise or property destruction occurring. This way there are reports to back up your statements. In the event of you needing to break the lease, there will be reports to back up your grounds for breaking it, and no judge will blame you for moving your family.

It's not wrong. If you can't sleep, neither should the landlord. I'm sure the people were in violation of the lease agreement.

I won't talk to the neighbors first about it anymore because it can be dangerous. I had a neighbor threaten to kill me before. She felt that I was harassing her by complaining.

I would call the landlord, although if the neighbors find out you placed a call you might have twice as many loud parties happeneing next door!
How frustrating!

next time call the police. There is no need to be disturbed by unruly neighbors! You pay too much money to live there to be disrespected by some partying pukes! Take revenge and call the landlord now and if they do it agan, call the cops!

Call the police. Then the Landlord has reasonable grounds to evict. Don't call 911 though. Call the non-emergency police number.

Maybe one last attempt to deal with your neighbors directly. That would be a very generous effort on your part.

Otherwise, I think that you have evry right to complain. There is a difference between having a party with friends and demolishing the yard. YOU pay indirectly for all damage done.
