The addition would be a two story add-on to the main house. Living space on the first floor and two bedrooms on the second. I am looking for a reliable gauge of the average cost per square foot . Fixtures, windows and flooring wood be moderate - not cheap and not luxury.

On Average I always start at $150.00 a square foot - on a level pad to start.
Then I do my take offs - as per engineered plans.

well from what it sounds like that would mean your going to need to add a foundation for this new section of the house so the harder the access to the space for excavation the more that will cost you. I'm not in Northern Virginia so I really can't say very accurately plus the how it will connect to the existing house, especially at the 2nd floor level and the roof will affect things I might guess something in the range of $30-50 per sq ft.

u cant buy the material for $ 50.00 per sq ft!! it will run u about $ 90.00 - 120.00 depending on how much u want.like tile, granite, vaulted ceilings, ect..
