Why will some movies play on my dvd and others won't?

I have tried an Apex and two Magnavox DVD players but still some movies play and others won't. I take the DVD to my neighbor's or my son's house and they play. What's the deal?

These are newly purchased movies from stores and movies rented from Movie Gallery - not boot-legged or pirated movies.
