The easiest way would be to utilize GIS (geographic information system) technology. There are a multitiude of options, some very expensive and some free. What you are wanting to do is terrain or surface modelling. Check out:

There are firms that can do this work for you, but it may be something you can handle yourself!

The one thing GIS can NOT do is replace a legal survey. For any type of legal boundary descriptions, you would need to have a survey completed.

You should consult a building professional (civil engineer, architect or surveyor). Still, if you want to understand what's going on yourself, you can try by plotting cross sections of the property.

Normally, 3D models are not needed to design or build normal projects. You can prepare cross sections of the land by plotting distance vs. elevation (usually the vertical scale is enlarged 5 to 10X). This will give you an idea of the vertical change in terrain and allow you to understand waht should be dfone to make the land usable. There is some specialized software that can do this, but it is best done by hand or using something like AutoCad.

Still,. a 1 sq KM plot is fairly big and worth a substantial amount of money. There are also zoning and land use laws and regulations you have to consider. Thus, it would be best for you to consult a qualified professional, since they will more than pay for themselves.

You have to 'cut' the map, design the elevations, and them try to implant the building; But take care, it depends much on the soil to design you foundations, better consult a civil engineer, less risky.
