Do you have lease? You will need permission from the landlord. This may be tough. Assuming you got that, they would no doubt demand to be named on the policy and otherwise indemnified.

You will also need a permit from the town, and a license from the state (otherwise will be unlicensed, which could be fine). Go to an insurance agent (or call a few of them) and ask them.

For sure you need to work out the situation with your landlord, and no insurance agent will likely bother talking to you unless you have that part figured out.

First you have to get written approval from your landlord, or he can cancel your rental agreement and kick you out. Each state has different daycare requirements, so check with you local business assocation and they can tell you what you need to know.
