Well My name is the only name on the lease whose house is it? I am just curious in case this arragement ends up not working out. Everything seems okay thus far.

Your name is the only one on the lease so if they were to move out, they would not have to stay for the entire length of the lease. Their tenancy contract is with you and unless you draw up paperwork saying otherwise, they only have to give you a 30 day notice.

You will be responsible for carrying out all the terms and conditions of the lease. Do you have a written agreement with the other tenants?

wow 10 people under one roof! boy you sure have patience. Since your name is the only one on the lease, you are the one liable for everything. Good and bad.

As person above said-- you have the rights.

You are also on the hook if they skip out.
