Generally, the home warranty that comes from the builder does cover HVAC, at least mine did. That being said, it was only for a year. Your homebuilder may know who the company is, if they didn't extend coverage themselves. I could have extended the one I had through that company, but found the one from Sears covered more for less money. One of the most common companies is American Home Warranty. You could call them to see whether you had a policy with them. If you didn't you can call Sears and buy one through them. You can also contact the manufacturer of the AC unit to see whether it is still covered by them.

Unless specifically excluded, the AC should be covered.

Contact in this order.. based on the contact information you remember:

1. Closing Agency - They have the paperwork for everything copied and will have it.
2. Your Real Estate Agent - They will have the contact information for the Closing Agency.
3. Seller's Real Estate Agent - They will have the contact information for the Closing Agency.
4. Seller - Hopefully they will have their Real Estate Agents contact information and/or the Home Warranty information.

This order of contact is the proper order to search... leaving the seller out of the process unless a last resort.

Good luck and I hope this helps!

A/C manufacturers normally warranty the compressor for 5-10 years and all other parts for 5 years. Your builder should be able to tell you what HVAC company installed the equipment and they can tell you what labor warranty they offered. Good luck.
