have an attorney draw up the document, but make sure there is not a gift giving clause unless especially specified what kind and how much, that is the only protection your mom has to make sure things are done only in her interest. Make sure the document is witnessed and notarized, and make sure the agent signs it under the fiduciary law. the best is to have attorney draw it up in the best interest of the principle, your mother, also have your mother appoint a guardian of her estate in case she becomes incapacitated.
