We have been dating for 5 years now and he has been discussing marriage details with me for sometime now. He even had a date set! But, he has yet to propose properly and I'm not sure if all these talks are for real!

based on your description,I believe your bf is ready for long term commitment with you. Since he has tell you most of the details to you I think it is a matter of time that he will proposed to you. You must have confidence in your bf. I think he will give you a surprise somehow. Most of the time guys always love to do this. They can tell their gf everything but they won't proposed until they find an ideal timing. To us this is not a good time to propose as it falls within the Hungry Ghost Month, so you may have to wait for slightly longer. Let me congrates you first

I am sure that they are real otherwise he wouldn't be saying anything to you about it. Why don't you just ask him? If you plan on marrying him then you should be able to talk about it and ask him for a time frame of when he sees the two of you together.
