well we looked at the best house, 4 bedroom in country secluded, huge house very very nice fenced in yard and all....
its 600 month+ utilities. we told him we could give him it all upfront in cash...

he said he would make a decision by monday- im freaking because we need this house its 45 minutes closer to our jobs and its so great.

THE THING IS- we only have 1 child and i kind of think, that the landlord thinks we may not need a 4 bedroom. i duno though?? he didnt say anything he said we could make one room a computer room. ..


myhusband makes 2300+ a month been at job 3 year, i make 1800month and been at job 1 month but its going great. plus we have 9000.00 in savings with nothing to use it for besides this home...

would you rent to us? do you think he would rent to us? our current landlord will give him a good reference???
HE SAID 20 PPL SO FAR looked at it and only 2 filed out applications. is that good?

YOU SHOULD REMOVE ALL THIS PERSONAL INFORMATION, THE ENTIRE WORLD DOESN'T NEED TO KNOW WHAT YOUR SAVINGS ACCOUNT IS, OR WHAT YOUR INCOME IS. & IT MAKES US WONDER HOW CAN YOU THINK WHAT THE LANDLORD MIGHT THINK, WHEN WHO SAID YOU COULD THINK??? WAIT UNTIL MONDAY. DUH. WHAT THE HECK IS WRONG WITH SOME PEOPLE??????????

It is so difficult when you have fallen so hard for something.
Your heart is involved, and you can't think of anything else right now, but how much you want this house. This makes you vulnerable, too, because your feelings are so intense about this.
Watch to make sure that the landlord doesn't try to change any of the terms if he calls to accept you on Monday. He may sense how desperately you want it, and that would give him too much leverage.You can get the best deals on something that you are not so much in love with - something that you can walk away from. That way, you are more in control of the deal.

So, take a deep breath, cool down, and fight the impulse to call him before Monday. That way, you won't show your hand too much.

But do call him on Monday, and let him know you really like the place, and, this is important - briefly stress your good points as it pertains to being a renter.
If your credit is pretty good, mention that fact.
If you feel that you are a stable person, in a stable relationship, mention that. If you have finished a degree program, that is a plus. So is having a black belt in karate, or being a volunteer at a non-profit organization, or anything else that shows you to be someone who can take on a challenge and stick with it.

Landlords also like to rent to people who are quiet and not inclined to get into trouble. Do you read a lot or play classical piano? Mention this. Find a reason to bring up, briefly, your best points. Think of it from his viewpoint. Perhaps let him know about how handy you/ your spouse are. Like if one of you is a gardener, or one of you can do basic repairs. Most landlords would like to rent to someone who will not be calling to complain about every little thing, and who would improve (within his guidelines, of course) the property.

Oh, and don't worry about the house having 4 bedrooms for just the 3 of you. He won't care about that at all, as long everything else checks out. You can always say that you would like to fix the 4th bedroom up as a sitting room or office.

That being said, it is true that you should probably use your money as a downpayment to purchase some type of housing.
Otherwise, you will not be able to take advantage of the housing market when it goes up - instead, you will be at the mercy of whichever landlord you happen to have. He may well raise the rent, and then even more of your money goes into his pocket.
The best way to make your money work for you is to own your own place, even if you have to settle for something not as nice or big as this house initially. You will reap the profits as a homeowner, while renters will be left behind. Renting should be your last choice option.

My goodness honey, I think you're way too worried for this type of thing. You need to RELAX and stop being so anxious and stressed out about it. Especially since you have a really good chance!! (you REALLY do).
If he senses how you are feeling he may wonder if there's something he shouldn't trust about you. Putting off a feeling of desperation and trying to prove oneself always makes people feel uneasy.
So don't worry about it. Especially for your family's sake.
And I'm wondering, why are you working if your hubby makes that much money? Just think that's a little weird....
(mine makes almost half that and I stay home with TWO kids).
Anyway,
gosh, I'm a little jelous too! We're also looking for a place that sounds like this and there's NOTHING. The smallest apartments here are like 700-1200 a month (two bedrooms, maybe some crappy three bedrooms).
You're pretty lucky!

I don't understand why you wouldn't be buying a house...? You have enough in savings for a down payment and you say you have nothing to use it for other than a rental house? That doesn't make sense. Why would you want to waste money on rent and a house that doesn't belong to you.

As far as what the landlord will decide just give him until Monday. He is probably getting credit and criminal history.

Be patient. Really hope you get it. He's probably checking potential applicants' references and possibly hoping more prospects will come forward.

$600 per month + utilities for a 4 bedroom? I know it isn't in California where there would be a bidding war.

in case you have decent income and income rate reductions why lease once you need to purchase? difficult to assert what the owner will come to a decision. there are maximum of things that are out of your administration. you will rigidity your self loopy thinking approximately it. do no longer call him. He mentioned he'd provide you an answer via Monday. in case you start up bugging him now, he might think of which you are going to be a discomfort interior the butt as a tenant.

if you told the landlord all this then you look like a good canidate, however if your credit rating is not so good that could be a factor.
if your cretid is good, no worries, but at least wait till monday for a followup call then, tell him how much you wany this place.
