Develop good communication and listening skills. Take care of customer needs and they will keep coming back to you. Don't think of it as selling, but as helping a customer. You also have to be confident in whatever you are selling. Plus if you don't have any passion about your product, then others won't either.

Listen. The key to being a top sales person is, "listen". Prospective clients will tell you every thing you need to know, to make the sale. Listening also will give prospective clients the impression that you care about them. That may or may not be the case. There are so many sales people out there that just start talking and that is not the key to success. Also, if they are giving you signs that you are going to have a sale. Be careful to not keep talking, you will talk yourself right out of a transaction.

Read books on sales. Talk to other sales people. Always ask questions. Listen as hard as you can to anyone you speak to. Know your product. Always be honest. Always have a sense of urgency. Always be sincere. Love what you're doing. Be positive without twisting the truth. Want to help people get what they need or want. Work hard. Always ask for help when ever you need it. Keep good notes. Always do what you say you're going to do!
