If the agreement is just verbal normally he can still find another client who's more than capable to close a deal unless there's a witness around who can prove he's doing unrightful business of the client who gets the priority and starts to complain..otherwise,it's not a problem.
but if this client signs a contract the bank will always know how to deal with such scenarios.Lawsuits are a common thing in such situations.

Use your time until it expires exploring who is recommended. Do you use http://www.angieslist.com/AngiesList/. They have recommended people in different professions.
If this doesn't work go online to http://craigslist.com and find the list in your area. On there you s hould be able to find someone who is knowledgeable and professional.
