I want to prime it instead of paint it. The owner then only has a year of use noticed on the walls AND the walls are already primed. I also want a clean fresher feeling throughout a house that has been our home for one last year. Any recommendations?

Repaint with a finish and not a primer. U will not get a clean look with a primer.

Ok...dont prime the walls. You need to sand the walls with 120 grit sandpaper, then apply 1-2 coats of finish paint. I wont preach about what brand of paint, although I want to, I understand it's a rental and you dont want to spend a ton of money.

If there is paint on the walls, you dont need to prime at all, just paint. If you need more help, just email me...dont ask the clowns in here.

If you use a primer you will have to paint anyway, or it won't look fresher. Since there is paint on the wall already, don't prime. Pick a popular color and use that color. One way to find a great popular fresher color is to walk through residential builders model homes. Get ideas from the colors that they use. The Builders hired interior decorators to do their decorating, so it is up to date and will cost you nothing to copy them. Good Luck
