The 17 yo will probably be leaving the house for college or life on his own soon... So give him the small room. Besides if he's normal he probably doesn't spend much time there anyway.

IMO...the younger should get the bigger room.
1) 17 year olds are more likely to get a PT job after school.
2) 17 yr olds drive, and are usually gone more than 12 yr olds.
3) 12 yr olds are usaully into more things, sports, games, etc....and needs more space for all the stuff they do.
I think the 12 year old will be home more, and using the room more than the 17 year old , who may or may not be leaving for college soon anyway.

give it to teh 12 yr old.....your 17 yr old is probably more mature and will handle it better...the 12 yr old will just rebel and cause alot of trouble.... or if u want it to be fair ask them to write down the reasons to have a bigger room and see which is more reasonable...if they need a bigger room they have to have a reason.....my sister is about that age and she is ALWAYS out...no reason for her to have a big room she doesnt even spend any time in her room...she comes home at about 1 am and all she does is sleeps...but a younger kid does more in their room because they cant go out anywhere

well, will the 17 year old be going away to college next year? If so, I'd say give your 12 yr old the bigger room since he has to be there longer.
If he is not going away to college, then I'd say flip a coin.. (or tell the boys that whoever helps out more with the move, packing/unpacking, ect.. will get the bigger bedroom (this is motiviation enough for them and you are getting things done too)

In my opinion if the oldest had had the bigger room in the past. I feel it is fair for the younger one to have his turn at having the bigger room now. I think it will help not to feel like he will always get the second best of anything or everything.

As a mom of six I always reminded the kids that it is MY house and they live in it because I allow it...lol... Keep the right of being first born with your oldest and remind your 12 yr old that the oldest always blazes the trail so the younger ones can walk straight through it. He'll have his turn in there when the older one moves out. Besides its more room to clean! Good Luck!

i think the oldest should get the bigger room. he's 17 so he will have less time in the room anyways then the 12 year old can have it once big bro moves out and then every one will get a turn in the bigger room
plus it gives the 12 year old something to look forward to as he enters manhood.
