Most of the time, you pay for what you get. Most REPUTABLE builders will not touch your property without plans. And they will insist on getting permits and have city inspections. Anyone who won't do any of the above will automatically raise red flags. Once you have city approved plans, go get bids and choose the builder/contractor you feel most comfortable with.

Depends on how extensive and how much you want to pay for the home addition really. I would probably go with the architect if you are willing to pay a lot. But sometimes go through the actual builder/contract is typically the less expensive way to go.

A contractor is best, they have everyone else you need but it might be more expensive. To save money then you might consider getting a price from a architect, then get a contractor.

genral contractors will give an estimate for a fee but before they start to work they will need a blue print of the job

go with a GC....he can send u in the right direction......he may be able to draw the plans for u, thats what we do, or send u to an arch that is easy to work with.....builders most of the time r not insured and dont have a lic...........
