Can you never let dogs in, or are they just not allowed to live there? And what if you do have a dog living there, do they void your lease or just keep the downpayment?

You can be evicted for owning a dog against the rules. They can also fine you for each day you have the dog until you get rid of it if they decide not to evict. You can have friends visit with dogs, but I think the standard timeline is two weeks.

And your friend better pick up the poo!

If dogs are not allowed in an apartment whether visiting or living there then you could expect that because you broke the lease that you will not get your security deposit and the renter can evict you.

It may depend on the state...they can certainly evict you, but they are generally required to return your security deposit unless there are damages caused by the dog and unless it is stated otherwise in the lease (in which case, you're screwed). "Damages" could include special cleaning to remove any allergens left behind by the dog...so I certainly wouldn't expect to get it back. It'd be really stupid to break that rule anyway.

Move, never, never, live in a place that does not allow pets.
