....a 4 bedroom home with a nice kitchen? Or a 3 bedroom home with a nicer bigger kitchen? We are going to redo the kitchen no matther what. And we are looking to sell the home next year. We can redo the kitchen the size as it is--with some definite improvements pretty inexpensively. The problem is the house is old and the dining area is separate. Not really the big trend. Either way, the house has room to expand to whoever buys the house. The upstairs has two super huge bedrooms. An addition could easily add 2 more bedrooms. Or if left as a 4 br, the new owner could easily knock down the existing 4 br to make a big kitchen. These are the two trends that are happening---and our competition...we won't be doing the addition for sure. But, we do need to fix up our kitchen. Knocking down the wall would add to our expenses....so the big question is do we do it, or leave it for the next owner. Thoughts?

As someone who flips homes for a living, I can tell you that a 3 bedroom with a nice kitchen is the way to go. Any time you do a home remodel, you want to put your money into your kitchen and your bathroom.

Three bedrooms is the average, and very few families really need 4 bedrooms. Couples buying today with families are not looking to move and move again real quickly. They are looking to settle, and children move away. The last thing people want to be left with is a huge house they have to clean.

Typically kitchens and bathrooms add value to a property. However you should figure out the amount of return for the investment. I would just fix the kitchen minimally and sell. The next owner may expand kitchen or leave it be.

My husband and I are in the process of doing some remodeling and adding an addition as well. Right now, we are doing what is best for us, but we were also concerned about resale when we were making the initial decisions about what to do. I don't remember exactly what site we used, but there are calculators to estimate how a project will affect resale. I attached one below.

If your selling the house fix the problems within your budget. The house will sell if it is priced within neighborhood. The more you put in doesn't mean you get it out at the sale.

But fixing any major repairs as well as cosmetic will sale and you will get your moneys worth at the end.

i would choose the 4 bedroom, nice kitchen one, you might need those 4 rooms, because the family will get bigger and will benefit you in the future..Good Luck!

Do It! My husband is a contrator and I guarantee he would say if it will sell for more by knocking it down Do IT! this might also bring the house more up to date.
