I gave them verbal notice and have waited 8 weeks. With no written agreements or rent, etc. what does the law require of me to get these things out of my warehouse? It is heavy restaurant equipment. I live in Virginia. Can I sell this stuff to get rid of it or am I stuck until they feel like moving it?

Write a demand to vacate and serve it to your friends demanding that you want the space in your warehouse. If they insist on not leaving the warehouse, you file a case in court so that it will be the sheriff who will let them vacate.

Go to court and file for an EVICTION. You will get a court date, they will be notified of the hearing. Sheriff will serve paper on them. You tell your side, they tell theirs. Judge will probably decide in your favor. It will still take 5 or 6 weeks to get them out. If you put their things out they could take you to court. It may take 2 weeks to get into court for hearing. It is kind of dumb that you just can't just put their things out on the street but that's the law. They are not your "FRIENDS".

Well, you could let the payment on the storage go unpaid and let their stuff be taken by the storage company or sold.

If they were true friends they would atleat try and move it from your storage... Don't think of them as the friends you once knew.. But as the ppl they are today! Good friends don't do that to friends!

They need a written letter certified and thrity days to get their things out or you will throw out their stuff. Law states 30 days.

I'd go to the courthouse and have them served with an eviction notice, after thirty days it's yours to sell.
