Given any random coordinates (such as 2,3 or 4,5) in the lower left quadrant, how can you divide a 10x10 piece of property through that random coordinate such that the divided portion has the smallest possible area?

I understand that the formula is (2ab), "a" and "b" being the coordinates, but is there a logical explantion to this?
