What are some simple tips to get the most money when selling your home, cosmetic or other without a lot of work?

I,m an experienced Realtor, and all I can tell you is that
you need a clean house, get rid of the junk and any smells.
Always have fresh flowers on a vase on the table,and other rooms. Sweep the patios, and clean the windows.
The housing market is changing from a sellers' to a Buyers, so don't put a lot of capital in your home.

A house is worth what a person is willing to pay for it. This is even beyond the market conditions.
Some people buy for investments while others buy for personal use. Each person is going to have their own reason for offering to buy the house.
It all comes down to having the right person coming along to make the offer.
There has to be some level of realism in what you are trying to get for your home.

Be sure it is spotless (hire someone to clean if necessary), remove all personal touches, declutter so the rooms look spacious, wash the windows and have it freshly painted in neutral colors. It will then sell quickly.
