I only need to convert the home to a single family on paper for now because it would cost me a down payment if I have it financed as a two family. I don't plan to rent out the other half so how can I (or the seller) quickly convert it to a single family on paper prior to financing?
If it matters, the home looks just like a single family. It has upstairs and downstairs units.

Depends on the state you are in....remove appliances and hookups from the 2nd kitchen and make sure there is access to both units from each other....then the second kitchen can be called "craft den" or laundry room, justifying the sink and plumbing.

you have to take the 2nd kitchen out. I know this because i just went though this. When you have a 2 family house and you take it out , its cheaper taxes too.
