Just tell prospective buyers hes a little slow and just here visiting his sister who lives next door to you. Or better yet tell him that people have been asking you about the special needs gentleman who lives next door. They wonder who takes care of him? Maybe someone should call social services and see that who ever is in charge makes sure he gets dressed properly.

I like Trinket's answer.
Maybe if he feels included, he won't feel the need to be intrusive.
He probably doesn't know that his behaviour is creepy. He is probably just concerned about who will be moving in, and how that would effect his life. Older people have less of a world to be involved in. Mostly they need to feel important. When you know potential buyers are coming go over to visit your neighbor, wave, and smile at your potential buyers. This will combat the negative impact of pajama man, and clue him in on the expected etiquette.
Telling him to stay away isn't working, try a new approach.

Is a realtor showing your home? They should have some ideas. I can see where that would be a problem. If he understands English someone needs to speak with him. Being outside in your pajamas is not illegal so that is another problem. If you have the funds and it is allowed I would put up a fence. That could add to the value also.

Well, you can ask him to stay inside all you want, but when it comes down to it, he's not doing anything wrong as long as he stays on his property. If he ventures over to yours, politely but firmly tell him he's not welcome on your property. As far as the potential buyers, don't worry too much about them. Explain to them that he's just a "lonely older Greek gentleman who's anxious to meet his new neighbors" In the end, if they really like the house, they'll buy it!!

Just keep hanging in there! He won't be your problem for much longer!!

Offer to take him out to different places during the day. Go to him and say "Hey lets go out to a store/resturant or something". Or you could offer to hang out with him a bit in his house, talk about random things like his family and stuff. Meanwhile while the two of you are busy wasting time people get to see the house without getting creeped out or anything.

Tell him firmly, but politely, that when people come to see your house, he should stay inside because they're there to see a house, not him.

Sometimes you have to be firm with people who are stubborn, like this man seems. If he's unresponsive to your assertiveness, then you may have to tell him bluntly that he's scaring away prospective buyers and you want him to stop behaving so creepily NOW.

If you're forced to be rude (I do speak Greek), you could tell him to "Yamoto Su"...which means F*CK You.

Is he coming over to be friendly? You can ask him to leave your property if he's harrassing you or you can take legal action if you really feel it's necessary.
Unfortunately, he can do as he pleases on his own property as long as he isn't breaking the law. You can't control his rude behavior and short of offering to pay him to stay away, you've done what you can by asking him to be polite.

Some people just don't know when to quit. If you have told him in the past not to interfere in your business, he should have listened by now. If he continues, warn him of telling the cops, if he still continues, call the cops on him.

if he is not directly interfering, you could laugh him off as "your cute, harmless, greek neighbour- invite him in for nibblies- that would shake his world!! befriend him, make him an ally, don't let potential buyers be scared- once the place is sold, there is no going back, so make this dude a positive part of the package!! adopt him as a fatherly type!! he is a prominent part of the neighbourhood watch system!!!! good luck!!!

Do the same thing to him.. Go out in your pajamas except just start screaming at him.

Or you can get a restraining order; threaten him; or throw eggs at him.
