I have lived at my place for 6 months. I had a sleep over last night for the first time. This morning he said I couldnt have people over....I said never any guests and he said no....THAT THE SEPTIC SYSTEM COULDNT HANDLE IT....and that he couldnt afford to fix it if it broke. !!!!!!!!!!!!!!!!!!!!!!

Can he do that to me?

Also I never party or play loud music. And it was my babysitter that slept over with her two girls.

No, the landlord cannot tell you that. The only thing he can do is limit the number of long-term guests, like those staying for several weeks, as they could be construed as roommates.

Assuming that he is telling the truth, and the septic system could not handle a few over night guests, then it is his obligation to maintain his property at a safe and sanitary level.

Technically, he can. He rented the accommodation to one person. He is within his rights in asking for additional compensation if you have guests (I know, that sucks, but he actually can do that) but he can not tell you you can't have guests. Your home is your home, and unless you are intruding on the rights of others, such as noisy parties etc., what you do in your own home is your own business.
It sounds like you need to find another place to live.
What would happen if no one was visiting and the septic system broke anyway? That was a pretty flimsy excuse!

no, he can say you can't have other people live there but not sleeping over one night. the septic system is his problem not yours and he better get it fixed. what he can't do is let that go unrepaired when he knows its a problem. check your lease and you can get a copy of the landlord tenant laws from your local state representatives office, and thats what they are there for so don't worry about calling or going to their office, they have staff that takes care of it, maybe you can even get them online these days. i think you should sounds like this guy is flakey and knowing your rights will come in handy, also how did he find out , especially so quickly?

Legally, yes a landlord can forbid you to have guests as long as it's in the lease or in writing. When a person pays rent, they are paying for the privelage of living there but they don't own it. It's kind of the same thing as living in your parents house. Their house, their rules. The landlord can also put restrictions on how many guests a renter is allowed to have as well as how long they stay but as I said before it has to be in writing.

If he had told you before you rented the unit, and put it in your lease (if you have one), he would be within his rights I suspect, though the details depend on your state's and municipality's laws. It's possible you have state laws that require a unit's septic system to handle a minimum load; consult a lawyer (generally they will answer brief questions like this at no charge). Other than that, as cruddy as it is, he has a right to impose a restriction. I think it was unjust in your case though as he presumably never told you that when you rented the apartment.

There are tenant landlord laws in every state. I know where I live in my lease if there is someone who is going to be staying longer then a week the landlord must be informed. I never heard of anything like your situation but I would start documenting every time there is a issue in case you ever need it. Good Luck with the situation.

If he can't handle maintenance issues then he is not handling his job as a landlord. Yes you are allowed to have guests, if you payed the lease it is your business as long as you do not change the appearance of the apartment. If you are not breaking noise ordinances or disrupting your neighbors then invite your whole family. I don't think the landlord can handle his responsibilities and is trying to blame you.

if it's not in the contract, he doesn't have the right to tell you not to have visitors. I'm not sure if his reason is valid...if it's possible that the septic system is seriously that bad...try to find out, maybe?! and then go from there =)

(see how much it actually is to be fixed, maybe he has to fix it...etc)

I'd only move if there's absolutely no other option to fix the problem.

My husbands best friend isn't allowed to have any females over because it goes against teh religious beliefs of the landlord but the guy doesn't charge much so he doesn't want to move. I am not sure what they can and cannot do but I thought I would just let you know that your kinda sorta not alone

Check your lease. It's been known to happen. There are some landlords who request their tenants do not have overnight guests. But they usually have it written in the lease already. Like I said, check to see if he put it in your lease. If he did, and you signed it, then he has the right to deny permission for overnight guests.
