The spouse of the dead person will own half of the property. Generally, all property goes to the spouse unless otherwise specified.

Only 1 person dies? or 1 of the couples move out?

as long as the other person can pay their share of the mortgage, it is OK. Unless 1 of the couples move out, then 50% of the property still remains.
