I've tried several different types of tape, but the paint always seeps under the tape even if I make sure the tape is down tight.

Use an old credit card to burnish the tape edges, always paint away from the tape edge, and ALWAYS removed the tape before the paint dries!!!!!!!!! That is most imortant thing or you will pull off the edges of the paint and it is a major pain to fix!

first apply a very light coat brushing away from the tape.. this will seal the tape to the wall.the next coat can be heavier as the tape is sealed and therefore will not seep.

Always brush away from the tape, if you dont it will seep under.
