This is for a real estate start up company. The website will be our main source for generating leads. I know what I want it to look like . I know what I need it to do. I need it to "track" our traffic, needs mortgage calculators, will have several links. I need it to have forms for guests to fill out, etc. I know alittle HTML and thats about it.

Not to discourage you but "real estate" is a highly competitive market on the net. I would recommend that you check out your major competitor (do they have a website? can I make mine more user friendly, is it updated regularly etc) make notes about their site, the pro's and con's and hire a professional web designer (of course check out the designer previous sites) to make your site better.

A good software that beats FrontPage is 1'st Page. It's for professionals, but I suggest u should use the dozens of quality tools that u can find on the web also. You need to use php scripting if you want to have mortgage calculators, databases, etc. Some essential software for building websites, aer MacroMedia Dreamweaver or if you want to throw in abit of animation o liven things up, then you should get MacroMedia Flash / Fireworks. You can also use Microsoft Frontpage to build your website.

The best way to do it is to pick up Javascript, PHP, and HTML. Get some books and it is the cheapest and most customizable way.

If you want you can look into Dreamweaver or Frontpage which are commonly used tools.

macro media products dream weaver , flash have some templates just drop in image and text. fireworks have drop down menu all work together, photo shop for image as well in the product is image ready to do GIF and banners. XARA products menu maker check them out
paint shop have a side product animation shop for gif & banner.
