Understanding Karate through years of experience is where I would start. You shouldn't teach unless you've been doing Karate for at least 6 years. You shouldn't have a school unless you have 10-15 years of experience.
Doing Karate and teaching Karate are two different things. I know people who are great practitioners but couldn't teach a Chudon-yoko-uke. (If you don't know what that means, you are not ready to teach!)
If you have taught before and are ready for your own school, then I would start off by starting a club through your local parks and rec dept. or civic club. Somewhere where you can build a school, but not have rent to pay.
Develop a class curriculum, business plan, set attainable goals and go for it. You should understand though, most Karate Dojo's are not set up to make alot of money, they are set up to teach the art. Theres not alot of money in Karate. If you want to make a living, teach Tea-Kwon-Do. Those places are designed to make alot of cash.

Knowing Karate to a high standard would be a good start, (Dan Grade) having an ability to inspire, educate and motivate people to train effectively is another important skill. Also you will need to have an in depth knowledge of a decent and effective sylabus.
Beyond your skills you need, A venue, insurance and some sort of affiliation. If you are going to teach children, a Police background check is needed and some sort of professional training qualification too. An NVQ or similar.
Join MASA, the Martial Arts Standards Agency, and they will be able to help you with all your club needs.

Sounds to me like you need to get your own Instructor first.
Seems like you still have a lot of learning to do.
Finding a good instructor will help provide you with the tools you need to become a teacher yourself. He or she would also be able to offer you the correct guidance when it comes to starting your own club.
Teaching a Martial Art isn't all about making money or a life for yourself, it's more about teaching thousands of years tradition in a safe and controlled environment.
You will need at least:
A venue, mats, a clear syllabus, CRB checking, ans public liability insurance (at least 5 million pounds) - and that's just for starters!!

You need to meet a small japanese man and get him to teach you. He will do this by getting you to clean his cars and paint his fence.You then have to fight in a tournament and win in the final by acting like a crane( the bird not the machine). I hope this has helped you.
