Okay great. I purchased a home and received a notice that there was an existing violation AFTER all was said and done, and that I have to pay to fix it. Seller never made any note of this. (Wrong colored fence) So are you telling me that there IS light at the end of this tunnel??

if you don't before sell. there is a clause that will make you take care of it afterward

Some states will allow you to sell your home, BUT you must admit you have these violations when selling (which may lower value of home). If they find out the violations after selling the home (I think trey have 30-90 days), then they can cancel the home sale! You better ask either your HOA or a local Realtor.

You can negotiate with the buyer to resolve any violations, debt or liens on the property.
