Don't look to the government, that's the least effective way to do anything. Look to the non-profit foundations and the charitable trusts, and the like. Habitat for Humanity comes to mind at once, but I am also aware that there are (or were) specifically grants from historical foundations for people who want to buy and restore run-down properties of historical significance. I would say it is worth your time to research the Internet carefully under the general heading of grants, and housing, and see what you can find. With six kids, some of them are probably old enough to lend a hand in the building or renovation that would be needed.

You might also look to local historical societies and neighborhood improvement programs, since sometimes the place is not so much historical as just an eyesore, and if someone who was willing to fix it up was interested, you might find the relatively modest amount you would need for a down payment could be raised by a foundation. Then if a mortgage company was willing to take a chance (and they might, given the fact that the place will be worth more once you fix it up), you could get a place for no money down and do a major renovation. This would also demonstrate your handyman skills, and perhaps start a business for you.
